Energy Performance Certificates (EPCs) for properties on MerseysideEnergy Performance Certificates (EPCs) were introduced to grade properties on their energy efficiency and environmental impact. They form part of the Home Information Pack that is now required to sell any residential property in England and Wales. An Energy Performance Certificate can be produced by either a Home Inspector or a Domestic Energy Assessor (DEA). For energy efficiency properties are graded A to G, with A being the most efficient. Therefore the higher up the scale, the more efficient the property, which should translate to lower fuel bills. The Environmental Impact Rating is also rated A to G, with A having the least impact. The higher up the scale the less impact a property will have on the environment though carbon dioxide emissions (CO2 emissions). The image below shows the scales for both ratings - you will notice that they are very similar to the energy efficiency raings shown on new electrical appliances:
It is estimated that most properties in the UK will currently fall into the D to E bands for both ratings but the certificate does suggest ways in which the home owner can improve their property's energy efficiency. Implementing these recommendations should reduce the home owner's fuel bills and also contribute to helping the environment. The Energy Performance Certificate should distinguish between costly and cheaper recommendations. More costly recommendations would include a new central heating system (or boiler) and double glazing. Cheaper recommendations would include an insulating jacket for the hot water tank; loft insulation that is at least 250mm thick; cavity wall insulation and low energy light bulbs.
